"How much is it going to cost?" is the first question almost every homeowner in Virginia Beach, Chesapeake and Norfolk asks us. A lot of companies make you book an estimate just to find out. We think prices should be out in the open, so here are the actual rates we charge in 2026, plus the things that can move a quote up or down.
House washing prices (soft wash)
A single-family house wash covers your siding, soffits, fascia and the outside of the gutters, using our low-pressure heated detergent. Pricing is based on the size of the home:
- 700–1,600 sq ft: $189
- 1,601–2,000 sq ft: $209
- 2,001–2,400 sq ft: $219
- 2,401–2,900 sq ft: $239
- 2,901–3,400 sq ft: $269
- Larger than 3,400 sq ft: custom quote

Driveway and concrete cleaning prices
Concrete is priced by the square foot: $0.20/sq ft under 1,000 sq ft and $0.15/sq ft over 1,000 sq ft. A typical two-car driveway is about 400–600 sq ft, so roughly $80–$120. Add the front walk, a patio or a pool deck and the per-foot price drops once you pass 1,000 sq ft. See driveway & concrete cleaning.
Deck, fence, gutter and shed prices
- Deck cleaning: $0.50/sq ft. A 12×16 deck is about $96. (Deck cleaning)
- Wood fences: $2 per linear foot under 50 ft, $1 per linear foot over 50 ft.
- Vinyl fences: $3 per 8-ft section for one side, $5 per section for both sides. (Fence cleaning)
- Gutter cleaning: $130–$249 depending on roof steepness and access. (Gutter cleaning)
- Sheds and detached garages: $30–$50 each.
Roofs, windows, brick and commercial properties vary too much for a flat rate, so those get a free, upfront quote. Usually the same day.
What makes a pressure washing job cost more (or less)?
- Size. Bigger homes and larger concrete areas take longer.
- How long it's been. A house that hasn't been washed in five years usually needs more dwell time than one we wash every year.
- Access. Steep roofs, three-story homes at Chic's Beach or raised beach houses in Sandbridge take extra setup.
- Bundling. Doing the house, driveway and fence in one visit is the most efficient way to get everything clean.

Hampton Roads is a military community, from NAS Oceana and Dam Neck in Virginia Beach to Naval Station Norfolk and the Navy and Coast Guard families in Chesapeake. Active-duty military and veterans get 10% off every service. Just mention it when you request your quote.
